At Baker Long Properties S L we work with you to find a
property that meets all your requirements we have all types of properties with
monthly rentals ranging from €300 per month plus utility bills. When we have found a property that you like we will negotiate the best possible rental terms with the owner on your behalf. When the terms of the rental have been agreed our Spanish solicitor will draft the contract in both Spanish and English so that both parties have a secure legal contract for the duration of the rental. You will be required to pay the first month´s rental and a Security Deposit to the value of another month´s rental in advance. Under a normal contract you (the Tenant) are required to pay for all Utility Bills (Water, Electricity, Gas) and the owner will pay for the local council tax and community fees. Things like TV and Telephone can be agreed at the time of signing the contract. The Security Deposit will be fully refunded on completion of the rental providing that:- 1. The property has been returned in the same or better condition than it was at the start of the rental. 2. All outstanding Utility bills have been paid by the Tenant. Two months from the date that the rental is due to end we will contact both you and the owner to ask if you would like to extend the contract for a further period, if so we will arrange the new contracts for you. We will arrange in advance to visit and inspect the property on a two monthly basis this wil give us a chance to discuss any issues that you may have with the property. If you have any problems that require maintenance during your rental you can call us and we will deal with them after discussing it with the owner.
