At
Baker Long Properties S L we specialise in Long Term Rentals ranging from 3 to
11 months, we do not deal with short term holiday rentals. We advertise your property on our website and also on other high volume property portals like inspainTV and Round Town News. We place "Available for Long Term Rental" signs on your property and use local press when appropriate. Once we have a client who wants to rent your property we agree the terms and conditions with both parties and have a fully legal rental contract drawn up by our Spanish solicitors, the contract is written in both Spanish and English to avoid any issue with translation. Before allowing the tenant into the property we take one month´s rent in advance and a further month´s rent as a security bond against any damage. The rent is paid by direct debit into our client account and then transferred by direct debit to your account 3 days later, this method ensures that we have a full audit trail of all monies paid. The security bond is also transferred to your bank account. We visit the property every 2 months to make sure that the property and fixtures and fittings are in good order and communicate any issues with you following these visits. If any maintenance is required we will obtain a quote and ask for your authorisation to proceed with the work, if it is an emergency we will do the minimum work required to make it safe and then contact you for authorisation before any further work is done. What Do We Charge For Our Services? We charge 10% of each month´s rent (this is deducted from the rental received each month, we then pay the balance to you) What Happens if a Long Term Rental Client Wants to Buy Your Property? We also sell properties so our normal charges for introducing a buyer and dealing with the sale would become payable, this is normally 5% of the sale price + IVA Note We do not recommend a contract of more than 11 months because Spanish law grants many rights to a tenant with a contract over 12 months, however if you and the tenant decide to make a new contract for a second year it is not classed as continuity of contract (even if the tenant does not move out between contracts).
